The Most Popular Room in Florida? A Designer Pool Deck!

At Jul 10, 2017

VBV_7775

Florida, once famed for sweet, juicy oranges.
Our Sunshine State has one enviable asset that few other states can even dream of;
Year round warmth and sunshine!

With so much to do in Central Florida, even the toughest of golfers and theme park fans succumb to the need to slow down, relax and laze around in the sparkling clear waters of the refreshing pool.
Pool Designs have evolved at lightning pace here in Central Florida thanks to the growing awareness that outdoor fun needn’t be something to sweat about!

While we proudly showcase one of our most recently completed vacation rental pool homes within Reunion Resort, near Walt Disney World, we thought we’d share some cool tips on what makes a perfect luxury custom home pool design!

  • Keep the pool size in proportion to your yard space and home to avoid overwhelming the home or the yard.
  • Leave enough paved space around the pool for pool furniture and sun beds.  Think about a typical family gathering by the pool to help you decide what’s enough space, then double it for friends and relatives too!
  • Pool shapes are fun to create, but rectangular is the most cost effective and can really look classy with the right detailing.
  • Pick the right color coating to keep things upbeat!  Dark surfaces can create a ‘murky and uninviting effect’.  Blue works well, and the lighter the color, helps you spot any water maintenance issues before its too late.
  • Simple running water makes the pool come to life.  Beware of excessively tall fountains and deep cascades.
Soothing sounds are great but crashing waterfalls will be most unpopular when you want to drift off in the shade for an afternoon nap!
  • Sun shelves are a nice upcoming tend, offering a a place to rest your sun bed in the shallows.  Perfect for those that like the idea of being in the pool without the ‘wet!’
  • Little seats and ‘caves’ built into the pool sides are relatively inexpensive to create, but add tons of appeal for youngsters to play in.
  • LED lights have added a lot of interest to poolside evenings.  You can choose any cool you like to suit the evening mood, or slowly vary lights automatically throughout the night!
The longer lasting LED lamps also reduce maintenance costs!
  • ‘Beach entry’ or ‘zero entry’ shallow ends, create a nice safe and predictable spot for younger kids to play.
  • Infinity edge pools were originally designed for sea front homes, to create a seamless view that joins the ocean and pool water.
Although popular for inland pools, the effect is kind of lost, and the metal edges can reduce access around the pool.
  • Often overlooked, pool bathrooms can be invaluable.
Kids need towels, toilet visits and showers, making the slippery indoor flooring a safety hazard if they are constantly dashing in and out of the main home!
  • Hot Tubs – Originally created for ‘cold climates’, hot tubs have even caught on in Florida!
Great places to hang out if the temperatures drop a little, or kids want to warm up a little in between the sun and pool.
  • Fire pits are great for those topping up the degrees during those lovely Floridian winters.
Gas units are great, but add a zip timer to the system to prevent burning gas all night!
  • General Pool Safety – Always follow the pool safety rules in your state and never leave children unsupervised for even the most briefest of moments.
A great, interesting view on pool safety from TotalOrlando.com
  • Thanks to allseasonspools.com for another great project at Reunion Resort Orlando!

Homes of Tomorrow Will Be Like This – (Part 2) – Growing Outdoor Spaces!

Outdoor Living Spaces will expand and integrate

One of the basic roles of any dwelling is to protect us from the environment.
So why are people exploring their balconies, gardens and yards more than ever?
3 Factors could explain the epic rise in the desire for better outdoor living spaces.

  • Better materials
Creative flooring offers the opportunity to create the same natural looking surfaces, both indoor and outdoors.
For years, designers have tried to integrate indoors and outside spaces, but only recently have the materials been affordable to us all.
The result is a harmony that makes the yard a desirable, low maintenance place to relax in style.  A sheltered haven perhaps, or a safe play zone for kids to play.
  • Reduced yard space for new homes
Lot sizes are generally reducing in size, and builders are maximizing the living spaces to suit the family needs.
Once builders would simply grass the exterior and leave the yard design to you.
Now that yards are smaller, their limits actually become an ‘enabling constraint’!  In other words, a challenge that works out for the better!
It’s hard to sell a home with a useless tiny grass yard.
But a super cool landscaped outside living area can easily be created, adding a wow factor without a jaw dropping expense.
Fire pits, low energy lighting and stunning landscaping make that problem yard, the most desirable place in the home!
  • Owners spending more time at home
With almost half of all US workers estimated to be working from home in 2017, there’s more demand than ever for homes to offer high quality leisure space.
Telecommuting (as it is known) is on the rise, and workers are advised to designate areas of the home as ‘off limits’ during their work day.
Without that discipline, the whole home would feel like an office, making those outdoor living spaces a vital element of the sense of freedom.
Nothing beats the sounds smells and visuals of the great outdoors after a day behind the computer.

Planning consent is required for the most adventurous outdoor room designs, but the patience, effort and occasional compromise, can pay off.
Nothing can beat the sensation of enjoying the fresh natural light and air, with the benefit from carefully designed protection from the elements.

Let us build your amazing dream home, complete with an amazing outdoor living space, right here in Central Florida!
Our expertize and creativity has always been the key to our success and we’d like nothing more than to share it with your family.

Homes of Tomorrow Will Be Like This – (Part 1) – Renewable Energy

Solar Roof Tile Systems

Renewable Energy Will Finally Make Progress (Some Decade Soon!)

The pressure on energy consumption has never been so great and the outlook clearly shows that consumption must be supplied from renewables.
Homeowners are receptive to the concept of ‘free’ energy, but the capital costs, and emerging technologies aren’t favorable just yet.
Two important factors will ‘push’ renewables; need & affordability.
Fuel is still very cheap right now, even though supplies of fossil fuels are tough to extract.
The issue however, is that regions like California simply can’t meet demand as population density outstrips the electricity grid’s capacity.
Couple that capacity shortfall with increasingly extreme climate change and energy demand trends are set to grow.
It’s those ‘energy stressed’ regions that will have no other choice than to drive the demand for realistic renewable energy systems.
Not surprisingly, California based pioneers Tesla, are leading the way to an affordable solar solution.
As soon as Elon Musk’s team (and competitors) perfect renewable energy products, with longevity, forward compatibility, efficiency and realistic capital costs, the market will rapidly embrace solar energy en mass.

Solar Energy and Florida – A Match Made in Heaven?

On the face of it, Florida, enjoys an abundance of that gorgeous golden resource.
With over 60% of the average yearly daytime delivering solar energy, the Sunshine State boldly wears its nickname with pride.
But according to NOAA statistics, Arizona and California really max out with around 90% available sunshine.
We can expect those states to rely more on solar as their AC units demand more energy during warmer and warmer yearly average trends.

But will solar ever be attractive?
The aesthetics of solar panels has left a lot to be desired over the years and many signature communities have strict controls that prevent many of the conventional systems from being used.
As the image below indicates, the solar winds of change are a coming!
Tesla are on the right path if they can produce solar roof tiles in the required volumes, with assured quality and the right price.
Many doubt they will, but their CEO has the drive to make the extraordinary happen!

Windermere Custom Homes – Lakes & Luxury Living!

At Mar 17, 2017
Central Florida Mansion - Windermere

A spectacular McNally home in Windermere, FL

Central Florida’s exclusive Windermere shares a lot of quality with its English namesake.
Desirable real estate and stunning lakeland views, define two sought after rural destinations, despite a separation of almost 4200 miles.
The Floridian version comes with a few added advantages for fans that love great weather and world class entertainment of course!

Windermere Fl, offers much more than the obvious, as we try to dig a little deeper into the heart and soul of the region’s top ‘des res’ locations.

The Lakes
Lake Butler and Lake Downs offer the largest bodies of water around Windermere Fl, but Lake Bessie (land locked) and Wauseon Bay (access to Lake Butler) offer delightful waterfronts to some prime real estate in the area.
With many homes offering easy access to the water, boating enthusiasts are treated to the 11 connected waterways of the Butler Chain of Lakes.
Inland waterfront real estate does not come better than this!

Surrounding neighborhoods

The beauty of Windermere owes a lot to its stunning natural landscape.
Mature oaks bring a touch of romance to this upscale community, often reminding us that money can’t buy what nature so gracefully provides.
Most importantly, Windermere is blessed with the presence of neighboring communities such as Isleworth, Keenes Pointe and the Windermere Country Club.

Serene, but appropriately active lifestyle!

A leisurely drive around the stunning streets of Windermere reveals the heart of the community.
An overwhelming sense of wealth and well being.
The peaceful ambience is breathtaking, but don’t be disarmed, this is no retirement village!
With water-sports, outstanding opportunities to golf and some of the region’s finest schools, Windermere is probably the perfect choice for potential buyers in search of an idyllic luxury home in the heart of Central Florida.

Windermere – It’s natural beauty prevents over development

Not many communities have an environment that offers a natural barrier to over development.
As Central Florida benefits greatly from the lure and economy of the continually growing tourism sector, some communities suffer.
Windermere and its immediate neighbors seem to be protected within nature’s own ‘bubble’.
The channels, roadways and lakes offer more than beauty however.
Over the century, they broke up the area sufficiently enough to prevent any large scale commercial developments, making them just perfect for residential communities.

Why Central Florida’s Luxury Homes are Thriving

At Mar 10, 2017

Luxury Custom Home at Reunion Resort

The McNally team has never experienced such a demand for high end luxury homes, despite a rising trend on construction costs!
‘New build’ luxury communities are progressing well and Central Florida’s custom home market has never been so healthy.
Our marketing team are confident that they know why!

Despite a slight reduction in overseas visitors dues to foreign currency rates falling against the dollar, the domestic economy is booming both nationally and locally.
This is driving the biggest demand for large custom homes, as the North American buyers become increasingly aware of the ‘hidden gem’ investment communities such as Reunion Resort.
With its unique ‘short term rental’ zoning, Reunion’s large luxury mansions are no longer a secret.  The word is out that the return on investment is strong.
With what we would describe as ‘serial owners’, we are seeing our previous clients come back for second homes and more.
Structured correctly, with the right product, owner investors are experiencing mid 20% ROI.
All with the benefit of a place they can use themselves for their own vacations!
Ryan McNally – Vice President of McNally Construction Group

The vacation rental market isn’t all that ‘drives the thrive’ within Central Florida’s construction industry.
The world’s theme park capital is also experiencing an unprecedented boom in investment.

  • A whole new water park is emerging in 2017 at Universal Studios (Volcano Bay)
  • Animal Kingdom is reinventing itself as a night time show venue
  • Pandora: The land of Avatar will debut this summer
  • Disney’s Star Wars Land and Toy Story Land are under development at Hollywood Studios
  • Margaritaville Resort is being developed by the 192 area of Formosa.
  • The USTA National Tennis Centre will be calling Lake Nona home shortly
Kevin Maw – Marketing Manager at McNally Construction Group

The effect of those investments within the region is already creating the next wave of exclusive permanent residential homes.
More than ever, Investor/executives that are going to be calling Florida home.
After all, with year round warmth, unrivaled leisure and entertainment opportunities, we cant think of any place better to be!

Custom Home Design – Seeing Is Believing!

At Feb 13, 2017
McNally Custom Homes

Artist Rendering of a Reunion Resort McNally custom home!

At McNally Custom Homes, we have enjoyed making full advantage of our team of digital rendering experts.
Now our prospective owners can readily visualize their dream homes, long before the dirt is even dug on their undeveloped lots.
More importantly, most prospective Central Florida home owners live out of state, or are non US Citizens, making the reliance upon digital media even more significant.
Modern digital renderings and artists impressions are completely invaluable to the luxury custom home builder.

Can you imagine parting with your life savings for something that you can’t even visualize?
Builders once sketched out designs as 2 dimensional floor plans and trusted that the client was happy with the architect’s judgement.
Even if the occasional client could ‘read’ drawings, the chances were that something ended up as a surprise in the final home.
Unexpected design oversights were every architect’s and builder’s nightmare.
Those unintended mistakes lead to compromised homes that lasted a lifetime!

Digital Renderings – A New Era of Customer Satisfaction!

Thankfully, with our digital interpretations, we can smooth the way for a successful custom build.
Once the preliminary designs are agreed, the McNally architects can create a detailed CAD file (CAD = Computer Aided Design)
From that, we begin the painstaking design of the home’s aesthetic detailing.
Elevations are styled and discussed with clients, and we home in on the eventual feel of the home and its landscaping.
At this point, the design team develops the all important renderings that translate those technical line drawings into ‘a real home’.

Once the renderings are completed, two important processes begin!
The McNally design and construction teams work together to identify areas that will improve the home’s function and appeal.
Floor plans are great, but renderings offer an added perspective of how the finished home will actually be.
Here’s an example of what we look for in renderings;

  • Any aesthetic improvements that can be made (large ’empty’ walls etc)
  • How materials and paintwork interact (we can change colors at the click of a button!)
  • Do any areas of the home lack curb appeal?
  • Will large windows need some consideration for privacy etc
  • Does the home need more or less detail to maximize the aesthetic appeal?
  • How does the home interact with nearby buildings of sight lines etc
  • What landscaping will accentuate the appeal of the home?
  • How sunlight affects the home during parts of the day

Once we adjust those initial points, we send the first pass to the client.
The responses are always positive, even if the client spots something that they’d like to change.
Replies always include words like ‘Wow’ or ‘Awesome’ once the client has quickly viewed the design.
This is the client’s opportunity to explore the design and add their feedback to the McNally design team.

From that point, we can adjust the detailing even further, or if the client requests; offer different angles of the home and produce ‘3D’ flyovers and 360 tours of the home’s exterior or interior.

Our general business goal at McNally is to exceed our customer’s expectations, by building the finest luxury custom homes within Central Florida.
Advanced design processes are a wonderfully productive and satisfying way of achieving that!

Top 10 Tips For A Perfect Luxury Home – Part 3 of 3

At Feb 07, 2017

Contemporary luxury bedroom

Living
Perhaps one of the most important yet difficult rooms in a home to design, the living room has to deal with the biggest workload.
Tradeoffs are inevitable;
Lots of natural daylight puts a spring in our step, but can interfere heavily with TV screens.
Nice tall double height ceilings are impressive, but late night chatting can travel up into bedrooms.
Understanding how a family will function in a home will enable the best design.
Placement of the living room in relation to the rest of the home is key to keeping the family connected together, and a surge in open layout designs has been hugely popular.
Looking for ideas on living room design?  Try this blog post on HouseBeautiful.com

Dining
Sofas, breakfast bars and nooks have pushed the formal dining table out of common use these days, but a great dining room is a pleasure to use on special occasions.
With enough room for elbows and walking around, even the smallest formal dining room can add a little magic to a family occasion or celebration.
Accents tend work very well when based around a table centre piece, a great light fixture and some cool artwork.
If you have room to spare for some accent chairs and cabinet, the dining room will reward your efforts!
Some great dining room designs

Bedrooms
Perhaps the most ‘under planned’ room of the home, the bedrooms take care of for at least a third of the day, but often get treated as a ‘box’ with a door on it.
Often bedrooms are designed with ‘Now’ in mind, but people’s needs change rapidly and every effort to ‘future proof’ a bedroom design can pay rewards.
Bedrooms need to be warm, bright and welcoming by day, yet cozy, restful and quiet by night.
Positioning is key for a restful night, away from pool pumps, AC units and other noisier family members.
Consideration should be given to how a bedroom for pre-schooler will cope with that same kid as a college student.
Space for relaxation, study, hobbies and music are the key to success of a great bedroom design.
Enabling the bedroom owner to play a role in design and decor is always a great move (sometimes in moderation!).
Some great visual ideas for bedroom designs.
Design tips for rooms with limited space.

Bathrooms
Bathrooms really fall into two distinct categories, defined mainly by lifestyle.
If kids are happy just to have their own shower and privacy, a nicely tiled, relatively simple bathroom can do the trick and at a relatively low cost.
After all, most kids want to spend as little time in that room as possible!
Things get a little more costly when the bathroom begins to serve as an extension of our lifestyle.
If your epitome of luxury, is a glass of wine by candle light, chatting to your partner, then costs are starting to rise already.
The size of the bathroom, the tiling and room for seating and twin vanities soon bump the price up, but it’s your dream home!
Teenagers might not want to take a candlelit bath in your top specification dream bathroom, but they may want to get ready, put their makeup on with their best friend chatting beside them.  That adds a little extra space onto your oldest daughter’s bathroom for sure!
Some great visual ideas for bathroom designs.

Storage
Christmas, Halloween and hobbies place an unexpected burden on your storage needs.
So do seasonal clothing and equipment.
Be sure to plan ahead and build in as much storage space as possible, but equally don’t go crazy.  More space = more clutter!

Automation
Automation, (the internet of things), home security and lighting control are all hot topics at the home design shows.
Although technology is changing rapidly, the infrastructure is thankfully stable.  In other words, what you commit to now, probably won’t need a major rewire of your home in 10 years time.
Cat5 cabling, WiFi and Bluetooth are industry standards for the ‘bells and whistles’ of Hi-Tech gadgetry.
Technology is always changing though, and the best advice appears to be to tread lightly, keep costs and complexity to a minimum, but design your automation needs around the lifestyle of your family.
