The Most Popular Room in Florida? A Designer Pool Deck!

Year round warmth and sunshine!

With so much to do in Central Florida, even the toughest of golfers and theme park fans succumb to the need to slow down, relax and laze around in the sparkling clear waters of the refreshing pool.
Pool Designs have evolved at lightning pace here in Central Florida thanks to the growing awareness that outdoor fun needn’t be something to sweat about!

While we proudly showcase one of our most recently completed vacation rental pool homes within Reunion Resort, near Walt Disney World, we thought we’d share some cool tips on what makes a perfect luxury custom home pool design!

  • Keep the pool size in proportion to your yard space and home to avoid overwhelming the home or the yard.
  • Leave enough paved space around the pool for pool furniture and sun beds.  Think about a typical family gathering by the pool to help you decide what’s enough space, then double it for friends and relatives too!
  • Pool shapes are fun to create, but rectangular is the most cost effective and can really look classy with the right detailing.
  • Pick the right color coating to keep things upbeat!  Dark surfaces can create a ‘murky and uninviting effect’.  Blue works well, and the lighter the color, helps you spot any water maintenance issues before its too late.
  • Simple running water makes the pool come to life.  Beware of excessively tall fountains and deep cascades.
    Soothing sounds are great but crashing waterfalls will be most unpopular when you want to drift off in the shade for an afternoon nap!
  • Sun shelves are a nice upcoming tend, offering a a place to rest your sun bed in the shallows.  Perfect for those that like the idea of being in the pool without the ‘wet!’
  • Little seats and ‘caves’ built into the pool sides are relatively inexpensive to create, but add tons of appeal for youngsters to play in.
  • LED lights have added a lot of interest to poolside evenings.  You can choose any cool you like to suit the evening mood, or slowly vary lights automatically throughout the night!
    The longer lasting LED lamps also reduce maintenance costs!
  • ‘Beach entry’ or ‘zero entry’ shallow ends, create a nice safe and predictable spot for younger kids to play.
  • Infinity edge pools were originally designed for sea front homes, to create a seamless view that joins the ocean and pool water.
    Although popular for inland pools, the effect is kind of lost, and the metal edges can reduce access around the pool.
  • Often overlooked, pool bathrooms can be invaluable.
    Kids need towels, toilet visits and showers, making the slippery indoor flooring a safety hazard if they are constantly dashing in and out of the main home!
  • Hot Tubs – Originally created for ‘cold climates’, hot tubs have even caught on in Florida!
    Great places to hang out if the temperatures drop a little, or kids want to warm up a little in between the sun and pool.
  • Fire pits are great for those topping up the degrees during those lovely Floridian winters.
    Gas units are great, but add a zip timer to the system to prevent burning gas all night!
  • General Pool Safety – Always follow the pool safety rules in your state and never leave children unsupervised for even the most briefest of moments.

The lovely smell of fresh paint.
Sun beating down over a brand new, pristine luxury pool.
It all looks so calm.
Until that is, the furniture arrives!

With the precision of a marching band, the strength of a special forces unit and the creativity of an award winning design team, Masterpiece Interiors and the McNally construction team, combine forces with Reunion Resort’s finest contract specialists to create the most beautiful 12 bedroom golf view mansion yet.
In just 2 days, McNally’s 14,000 square foot, 12 bedroom, 17 bathroom house was transformed into an ‘owner ready’ dream home!

All of our combined efforts required 3 moving trucks, 10 movers, 3 furniture assemblers, 2 drape installers, 1 artwork installer, 2 glass top and mirror fabricators, the lead interior designer and 3 of her staff.
Controlled chaos… McNally style!

The final result is truly breathtaking and we are looking forward to the professional photoshoot (coming soon, after the owners have enjoyed their first ever stay in this stunning Reunion Resort custom mansion!)

Renewable Energy Will Finally Make Progress (Some Decade Soon!)

The pressure on energy consumption has never been so great and the outlook clearly shows that consumption must be supplied from renewables.
Homeowners are receptive to the concept of ‘free’ energy, but the capital costs, and emerging technologies aren’t favorable just yet.
Two important factors will ‘push’ renewables; need & affordability.
Fuel is still very cheap right now, even though supplies of fossil fuels are tough to extract.
The issue however, is that regions like California simply can’t meet demand as population density outstrips the electricity grid’s capacity.
Couple that capacity shortfall with increasingly extreme climate change and energy demand trends are set to grow.
It’s those ‘energy stressed’ regions that will have no other choice than to drive the demand for realistic renewable energy systems.
Not surprisingly, California based pioneers Tesla, are leading the way to an affordable solar solution.
As soon as Elon Musk’s team (and competitors) perfect renewable energy products, with longevity, forward compatibility, efficiency and realistic capital costs, the market will rapidly embrace solar energy en mass.

Solar Energy and Florida – A Match Made in Heaven?

On the face of it, Florida, enjoys an abundance of that gorgeous golden resource.
With over 60% of the average yearly daytime delivering solar energy, the Sunshine State boldly wears its nickname with pride.
But according to NOAA statistics, Arizona and California really max out with around 90% available sunshine.
We can expect those states to rely more on solar as their AC units demand more energy during warmer and warmer yearly average trends.

But will solar ever be attractive?
The aesthetics of solar panels has left a lot to be desired over the years and many signature communities have strict controls that prevent many of the conventional systems from being used.

Just because you’ve got a huge budget to call upon, there’s no guarantee your home will be luxurious!
Tasteful and considerate detailing is the key to everything in upscale custom home building.
Central Florida is however a very special place for custom homes, where outdoor living spaces offer a novel perspective.
Add the fact that our finest homes are often just a stone’s throw away from those outrageous theme parks and you have a license to get away with much, much more down here in the Sunshine State!

First Consideration: Are you building a residential home or a vacation investment home?

Does it matter?
Simply put, yes.
Themed rooms are almost an essential tool to lure in precious weeks of occupancy in vacation rental homes.
In a residential home, those over the top themed bedrooms can drive you insane, year in year out.
The more time a person spends time in those rooms, the speed at which costly remodel is needed increases.
Stay charming but neutral in residential homes, but be bold and adaptive in vacation homes in Florida!

What’s Hot in the Disney Parks Area’s Luxury Vacation Homes?

  • Outdoor living spaces allow out of state visitors to make use of the year round Floridian lifestyle.
  • Summer kitchens, gas BBQ grills and creative pools with sun shelves and water features are in.
  • Easy to use Bluetooth sound systems allow guests to connect their smart devices to specific speakers around the home.
  • Simple home automation stops guest confusion, but lowers running costs!  AC turns off when external doors are left open and pool heating is optimized to suit occupancy.
  • Well specified games rooms are big winners, especially if they have a creative theme and lots of choice on offer.  Pool tables are much lower on the food chain with younger gamers!  They want more!
    Garage conversions need to be cool, in every possible sense!  No AC? Forget it.
  • King sized adult beds are expected, all with en suite bathrooms too.
  • Kids bunk rooms with imaginative themes are the norm, so push the ideas hard to stand out from the competition!
  • Home theaters have really moved on to a very high standard.
    Projection screens are still popular in the very large theaters, but think about a smaller seating count and +75″ SMart TV’s for lower maintenance costs and better features.
    Consider using the space saved to create a hybrid games/bar/small theater ambiance.

What’s Not so Hot in the Luxury Vacation Homes Near Disney!

  • Slides are an insurance cost risk in rental homes, but they do attract occupancy, so do your homework!
  • Faux paint effects are a thing of the past as owners experiment with flat finish dry wall and well chosen trim and paint finishes.
  • Elaborate classical trim work and rustic finishes are no longer being selected by owners (or renters!)
  • Wooden floors are beautiful, but the new porcelain and ceramic tiled planking has all of the beauty without those suitcase scratches!
  • Avoid wireless TV Surveillance systems around the home.  They can be illegal and will certainly make your guests anxious!
  • Ensure that bathrooms are tiled to a high specification.  Carpets are a big ‘NO’
  • By all means keep an area locked off for you owner items, but not at the expense of guest storage or convenience!
  • Don’t leave guests without adequate parking spaces!  Divide the number of bedrooms by 2 for a rough guide to driveway spots.

What’s Hot in Luxury Residential Homes

  • Fully integrated Smart Home Automation is adding comfort, security and savings to the top of the ‘New Home’ wish list!
  • Real effect ‘fire’ displays using vapor effects are popular in the luxury custom home sector, great ambient effects without the heat.
  • Super Large TV’s are dropping in price and enable a more spacious layout for living rooms and family areas. (70″ for around $1500 at the time of writing)
  • Advances in durable flooring systems allow indoor and outdoor living areas to integrate beautifully.  (See examples in HOUZZ.com)
  • LED lighting provides a significant cost saving along with adjustable light temperatures for color effects in rooms or on pool decks.
  • Instant boiling water systems such as Insinkerator offer a safe alternative to watching that kettle boil!
  • Hidden & slimline air vents take the ‘ugly’ out of air conditioning.  (See examples on HOUZZ.com)
  • Although the luxury home market is generally moving in a more contemporary direction, there’s still lots of love around for carefully designed traditional features and accents.
    Owners look for the ‘gingerbread’ effect to lift the kerb appeal and create a comfortable ambience after a tough day at the office.  Traditional features can blend well within the right sort of residential home! (some ideas here)

What’s Not in Fashion (probably never was in fashion!) in the Luxury Home Market

  • Animal Stonework in the external grounds (unless it is a worthy monster of a home!)
  • Carpets in bath rooms.  (Anyone that has ever cleaned a bathroom will know exactly why!)
  • Mud swirl ceilings, of any sort.
  • Bidet sets in bathrooms.  Not cool, never was.
  • Latest appliance trends that haven’t stood the test of time (steam ovens, built in coffee makers quickly outdate –  thanks Keurig!)
  • Indoor water features (unless it is a worthy monster of a home!)
  • Faux wall treatments.  We’ve seen some that work beautifully, but it is very rarely done well.
  • Large imposing exterior columns (unless it is a worthy monster of a home!)
  • Outdoor trampolines and other recreational structures
  • Indoor pools (unless it is a worthy monster of a home!)
  • Statement pieces that say the wrong thing!
  • Inadequate storage in bedrooms
  • Rooms that are way to large or way too small for their intended use.
  • Complicated to understand audio and home theater systems

Custom Home Design – Seeing Is Believing!

At McNally Custom Homes, we have enjoyed making full advantage of our team of digital rendering experts.
Now our prospective owners can readily visualize their dream homes, long before the dirt is even dug on their undeveloped lots.
More importantly, most prospective Central Florida home owners live out of state, or are non US Citizens, making the reliance upon digital media even more significant.
Modern digital renderings and artists impressions are completely invaluable to the luxury custom home builder.

Can you imagine parting with your life savings for something that you can’t even visualize?
Builders once sketched out designs as 2 dimensional floor plans and trusted that the client was happy with the architect’s judgement.
Even if the occasional client could ‘read’ drawings, the chances were that something ended up as a surprise in the final home.
Unexpected design oversights were every architect’s and builder’s nightmare.
Those unintended mistakes lead to compromised homes that lasted a lifetime!

Digital Renderings – A New Era of Customer Satisfaction!

Thankfully, with our digital interpretations, we can smooth the way for a successful custom build.
Once the preliminary designs are agreed, the McNally architects can create a detailed CAD file (CAD = Computer Aided Design)
From that, we begin the painstaking design of the home’s aesthetic detailing.
Elevations are styled and discussed with clients, and we home in on the eventual feel of the home and its landscaping.
At this point, the design team develops the all important renderings that translate those technical line drawings into ‘a real home’.

Once the renderings are completed, two important processes begin!
The McNally design and construction teams work together to identify areas that will improve the home’s function and appeal.
Floor plans are great, but renderings offer an added perspective of how the finished home will actually be.
Here’s an example of what we look for in renderings;

  • Any aesthetic improvements that can be made (large ’empty’ walls etc)
  • How materials and paintwork interact (we can change colors at the click of a button!)
  • Do any areas of the home lack curb appeal?
  • Will large windows need some consideration for privacy etc
  • Does the home need more or less detail to maximize the aesthetic appeal?
  • How does the home interact with nearby buildings of sight lines etc
  • What landscaping will accentuate the appeal of the home?
  • How sunlight affects the home during parts of the day

Once we adjust those initial points, we send the first pass to the client.
The responses are always positive, even if the client spots something that they’d like to change.
Replies always include words like ‘Wow’ or ‘Awesome’ once the client has quickly viewed the design.
This is the client’s opportunity to explore the design and add their feedback to the McNally design team.

From that point, we can adjust the detailing even further, or if the client requests; offer different angles of the home and produce ‘3D’ flyovers and 360 tours of the home’s exterior or interior.
